Property bargains abound in Tenerife and Spain

The recent credit crisis has opened up some superb buying opportunities for buyers seeking a second home in Spain. While prices have fallen typically 25% from their peak.

For example, the Polaris World resorts were made famous by endless TV adverts featuring Jack Nicklaus before the recession hit, now these superb, complete golf resorts have a small proportion of unsold properties which the banks are keen to sell.

Buyers are advised to move quickly as much of the stock made available by the banks has sold in the last twelve months. Prime position property is becoming more difficult to find for buyers and the future of such cut price deals and mortgages remains uncertain with the government bailout of CAM about to result in a sale to a stronger banking group in Spain.

Villa Cashback MD Paul Williams remains cautious about continuing half price deals. “At this stage we don’t know what form a future CAM bank will take and what the pricing strategy of the new banking group will be. What we do know is that a weak CAM bank has so far undercut the stronger banks in pricing their property. Now it’s about to be bought by a stronger institution there’s no guarantee of the property giveaway continuing.”

Brand new apartments are available on resorts such as Hacienda Riquelme where front line golf apartments are available at less than half their original prices. Mortgages of up to 90% are available for overseas buyers. The resort has proved extremely popular with UK and northern European buyers this year.

The Brits love affair with Tenerife and Spanish property continues

British buyers have long had a love affair with property in Spain but now it seems it is other overseas buyers who are helping the real estate market to recover.

Despite a downturn in the number of British buyers specialist Murcia estate agent, Mercers, has just experienced its best summer sales period for five years with buyers coming from Norway, Sweden, Spain, France, and Ireland.

Murcia is attracting a diverse international audience who are lured by four key factors, the Paramount branded Theme Park that is being built, golf, improved accessibility and, above all, price.

‘We know that Spain is far from being out of the woods in terms of its property crisis but you can’t generalise the nation as a whole. The region of Murcia is certainly poised in pole position for recovery. Price is the driving force that puts Murcia as the top searched for Spanish destination as confirmed by leading property portals,’ said Chris Mercer, director of Mazarron based Mercers.

Golf has always been perceived as an elitist sport and the properties that surround the fairways often have inflated price tags to match – but not at Camposol Golf. Even better, the current climate dictates that people are buying at the bottom of the market so not only will they pick up a bargain but also reap the rewards of capital appreciation when the market picks up.

“And ‘pick up’ it will as we are literally ten minutes’ drive from the freshly announced Paramount Pictures-branded Theme Park predicted to attract up to three million tourists each year. This will certainly have a ‘Disney effect’ for property prices in the catchment area. Alicante International Airport is just over an hour to the north whilst even closer San Javier/Murcia Airport is only 35 minutes away. A third brand new airport at Corvera is in the final throes of construction with an opening date penciled in for summer 2011.

Hopefully, the next project will be in Tenerife as golf is getting expensive on the island and healthy competition would no doubt improve  the pricing situation greatly.
