		<description>It is a pity that people who have worked all their lives, saved, lived modestly are now paying the price of the UKs third world reputation.  Investors do not want to invest in the UK, banks do not want to loan to the UK, our political class has been shown to be liars, thieves and cheats.  Our economy is in shatters, our public services are failing, our taxes will be going through the roof, poverty although hidden, is endemic, our pensioners are the poorest in the Industrial World etc.  So now in retirement, our pensioners are  paying the price.  As a nation we should be ashamed.  We had so much and in effect, blew it.</description>

My family and I are going over on the 4th April to look at villas in North Costa Blanca, I do not kno the area very well but people that I have spoken ith say it is a very nice area to live and bring my family up. My problem is which would be the best place to buy a property on the coast near Javea, Moraria, Benitachell etc or go inland to Orba/Jalon valley area ? The villas I will view are around the €300,000 mark but are open to overs, Do you in you experience think this area and is this the best time to buy,(apart from the weak pound). I had a bad experience in Turkey and lost a big part of my savings on a villa so can not afford to make a mistake or bad decision for my family. I will be moving from Scotland my main reason is the weather and to give my family a better lifestyle. Your advise would be appreciated.

The exchange rate has dropped further since your article was published. We think sellers should be encouraged to drop their prices to reflect their sterling gains but of course that only applies to sterling buyers. For Euro buyers it does not make any difference.

		<description>Things have certainly loosened up from 12 months ago when literally nothing was happening in the Spanish Mortgage market.
However, it is still not easy, nor straightforward for non-residents to obtain a mortgage.
The problems are exacerbated in Tenerife where local branch managers simply will not sign off on what they see as risky loans (anything above 60%) so we end up with a situation where buyers in Tenerife mistakenly believe they can only borrow 60% of the purchase price.
Truth is (get ready for the plug) we are able to obtain 80% of purchase price for many of our clients although it certainly is not easy and the same company who offer us 80% will, if approached in Tenerife, offer YOU 60%. 
We wouldn't usually blow our own trumpet so readily but considering what else buyers in Tenerife are faced with - we always have been and are very good at obtaining mortgage in Spain.
Its just a shame that most agents in Tenerife (as opposed to mainland Spain where most of our business is) are way too blind/stupid/greedy to appreciate the professional service that we provide....</description>
