House sales fall in Tenerife and Spain

The number of homes sold during the third quarter of the year was 75,462, representing a decrease of 16.8% over the previous quarter and a fall of 6.3% over the same period in 2010, according to the Ministry of Development’s statistics of real estate transactions. The total number of homes sold between July and September is the second worst figure since 2008, surpassed only by sales recorded in the first quarter of this year, when 74,455 properties were sold. Europa Press reported that in the twelve months from August 2010 to September 2011, the sale of homes recorded before a notary totalled 391,167. By type of property, new builds accounted for 33.1% of total transactions in the third quarter, at 24,945, compared with 50,517 resales, representing the remaining 66.9%. Over the same period last year, new home sales fell 1% in the third quarter and resales by 8.7%.

Spain is heading for a return to tourism domination as the 2011 visitor figures soar towards a record 57 million, boosted by higher numbers of independent travellers staying in rented accommodation along their favourite Costas.

80% of tourists now book their own flights and accommodation. Average stay in owned apartments or rented villas is now 15 days , twice that of hotels, who have had record occupancy in 2011. Average stay rose two percent and more came people from the UK than any other country.

There are now 370,000 Brits living full-time officially in Spain, drawn by the California climate, cheap food and drink, fiesta lifestyle and above average life expectancy. 1,000s more are planning to join them after Britain came bottom in a survey to find the best place to live. The summer city riots have influenced 1,00s more to quit the UK.

A Lloyds TSB survey found 67% of Brits living in Spain “had no plans to return to Britain” and 74% claimed quality of life was better. The survey found 87% of Brits felt safer in Spain “which is a better place to bring up kids”.

Spanish property hunters offer 20% less than asking price

Offers made for property in Spain and Tenerife lower than previous

In September, the average offer made online through the Spanish property portal idealista.com was 21.7pc below the asking price. Idealista offer a tool to research the difference between offers and asking prices by area.

Idealista allow house hunters to make offers online, and have analysed more than 500,000 offers since January. The research reveals that January, March and September are the months with the greatest number of offers made by house-hunters, whilst June was the weakest month in terms of demand.

According to Fernando Encinar, head of research at Idealista.com, demand is strong but house-hunters “can’t afford asking prices and are making offers they can afford to try and close the sale.”

Tourism rises in Spain during the first quarter

Activity in Spain’s tourism sector jumped 2.4 percent in the first quarter of the year as sunseekers shunned rival resorts in Egypt and Tunisia because of anti-government uprisings there, a trade association said Wednesday.

The Canary Islands archipelago in the Atlantic Ocean and major cities on the mainland were the main beneficiares, thanks to the recovery of business tourism and to foreigners taking short breaks, the Exceltur umbrella tourism trade association said.

There was “a notable increase of 2.4 percent of tourism GDP in the first quarter, the biggest increase of all the sectors of the economy,” it said.

“The strong and unexpected surge in activity is mainly due to the current redirection of overseas demand from Egypt and Tunisia, which has benefited the Canaries almost exclusively.”
