Imminent Changes to Letting Laws in Spain?

According to Property Talk Live, Spanish letting specialists Leaders said it always urged the public to take care when choosing a letting agent because short-term-rental-law-in-spainof the complex nature of lettings, and the crucial role the letting agent plays…

From valuing the property and setting up the tenancy correctly, to serving the correct notices in the right way and ensuring a smooth handover at the end – it is vital to carry out every element of the process accurately.

Getting it wrong can have dire consequences; including huge legal expenses, loss of rent, long void periods, loss of tenants’ deposits and serious penalties for not complying with legislation. For tenants it can be an extremely serious matter if legislation regarding the safety of the property and its contents is not complied with.

Leaders’ Managing Director, Paul Weller said: “We are disappointed but not surprised by the significant increase in problems with lettings reported to the Ombudsman.

“Over the last year the property market switched emphasis from sales to lettings in response to the slowdown and we saw an increase in landlords coming into the market who were letting out their homes as they were unable to sell. Alongside this there has also been an increase in agents providing a letting service for the first time.

“Our advice to the public is, and has always been, to use an experienced, specialist letting agent that is well established in the industry, has an in-depth knowledge of the lettings market and a thorough understanding of all the many regulations that apply to lettings.”

At present, letting agents and landlords are not formally regulated, although the Government has proposed plans to address this.

In the meantime, more than 6000 letting agents, including Leaders, have signed up to the Property Ombudsman scheme and follow the standards laid out in its Lettings Code of Practice. This is seen by the Ombudsman as the first step towards the time when all lettings agents must be legally required to sign up for a redress scheme.

Weller said: “Demand for rental property is currently very high and many of our branches are experiencing significant increases in business, in many cases from landlords and tenants who are new to letting.”

Great Tenerife Magazine site

Tenerife's own on-line magazine

Tenerife's own on-line magazine

I have been a fan of etenerife.com for a long time now. Apart from the fact that it is run by a fellow Scot (apologies for my not so latent nationalism!), etenerife.com is a very interesting, informative and entertaining magazine site covering many aspects of life here on the island, as well as a good source for what is happening, things to do, excursions, blogs and so on. Highly recommended!

A Brilliant site for Professional photos of Tenerife and other Island images

Tenerife Carnaval winner 2007

Tenerife Carnaval

Just found a lovely site for professional quality photos of Tenerife and La Gomera in the Canary Islands, and Sal and Boa Vista in the Cape Verde Islands.

The site – canaryphotostock – has a gallery of more than 4,000 professional photos/images which can be searched in a variety of ways, including location (e.g. Las Americas, Los Cristianos etc) and type (e.g. beaches, Teide etc) or by simply just browsing.

Museums in Tenerife to be made more ‘Visitor Friendly’

Museum in Santa Cruz, Tenerife

Museum in Santa Cruz, Tenerife

The museums in Tenerife are to be made  more “accessible”, not just for those who have problems with movement but also sensory disabilities as well. The initiative has three main aims; to ensure that all citizens are able to access the scientific, cultural and historical services; to promote the adaptation of other services and to respond to the needs of all paying particular attention to accessibility, communications and new technology; and finally to establish good practice guidelines for all activities relating to the access of information.

The displays will be moved to enable easier access for the physically impaired, and items will be  provided with audio and tactile description to ensure the best possible experience for all visitors.

Although mainly a property site, The Tenerife Property Guide has many articles about the island, its culture and the host of things to do while visiting.

Golf Property Investment in Tenerife

Many golfers who enjoy coming to Tenerife year after year will have noticed that the quality of the golf courses is improving. Originally, Golf del Sur and Amarilla Golf were THE courses to visit, but they have been taken over both in quality and length by Abama, Golf Costa Adeje, Los Cristianos Golf and Buenavista. As these venues mature and the planned new courses come on stream, Tenerife will grow to be as important a golf holiday venue as Southern Spain and Portugal (and perhaps even Florida and the Carolinas).

As a result of this, eventually property prices will reflect the game’s popularity here and maybe, just maybe, this might be a good time to have a look at properties here on the Island of Eternal Spring!

Expat Health in Tenerife

This subject recently came up when a group of golfers came over for a golfing break. Sod’s Law dictated that it was the one chap who hadn’t taken out Travel Insurance who fell over and badly twisted his ankle. The exercise cost him several hundred Euros at the local A&E clinic!

European Health Insurance CardTake note that everyone can have the new (from January 1, 2006) European Health Insurance Card (EHIC), which allows holders to be treated by Tenerife’s local Health Service as though they are resident here.

For more information on how to apply for the Card, visit Health Care in Tenerife.

Beaches in Tenerife

Las Americas beach

Las Americas beach

If you are a  golf widow or widower, you might like to spend some time on one of the beaches in Tenerife while your partner is getting stressed on the course! The island of Tenerife has a wide variety of beaches, from the black, volcanic sand one at El Medano, to lovely white, imported sand such as those in Las Americas and Los Cristianos.

Golf in Tenerife

Welcome to our new Blog – created with a view to helping golfers of any standard organise a golfing break, or just to have a game whilst in Tenerife on holiday. Our main goal is to provide useful information on golf courses and the various Golf Societies here on the island, with the hope that they will keep us posted with information on their forthcoming competitiions/events.

To start things off, I thought I’d simply list the various courses, with a link to their website, and, another day, I will start to add some basic information on each course together with the contact details of the Golf Societies I’ve discovered.

For such a small island, Tenerife is blessed with 8 full courses and one par-3 track (plus a number under construction). The courses are (in alphabetical order):

Abama Golf Resort

Amarilla Golf and Country Club

Buenavista Golf

Golf Costa Adeje

Golf del Sur

Golf Las Americas

La Rosaleda Golf Club

Los Palos (par 3)

Real Club de Golf, Tenerife

In addition to useful information on, say, the price of a round at each of the courses, or the cost of hiring equipment, we plan to publish information on Hotel Special Deals, Flights, Car Hire, Things to Do if you are a golf ‘widow’ (or ‘widower’!), a ‘Where are They Now?’ section for our old heroes (if you are my age, they will certainly be ‘old’!), golf ‘funnies’, and any other golf-related category that emerges.

That’s all for now, and we look forward to your helping in the growth of our blog (TPG- Tenerife = Those who’d love to Play Golf – in Tenerife)
